The right first commitment depends on how much demand is already real, how fixed the schedule is, and how much control the practice actually needs. Choose the closest description in each row; the result is a starting format to price—not a verdict on a specific contract.

How much office commitment fits the practice today?

1. In-person sessions you can reasonably schedule each week

2. Control the practice needs

3. Time horizon you can defend

Three common starting formats

Pay for flexibility, repeatability, or control.

Hourly or session block

  • Best for testing a small, uneven caseload
  • Lowest commitment; often highest cost per usable hour
  • Confirm booking reliability, privacy, turnaround, and address use

Recurring office day

  • Same weekday each week for one monthly amount
  • Useful when a day can be filled but a full-time room cannot
  • Define storage, holidays, access hours, and schedule conflicts

Dedicated room or direct lease

  • More control over layout, access, and practice identity
  • More unused-capacity and contract risk
  • Budget utilities, furnishings, insurance, cleaning, deposits, and professional review

Contract boundary

“Sublet” is not a complete answer.

California law permits a commercial lease to restrict transfer, and the exact lease language matters. Ask to see the permission path and put the operating terms in writing. This page cannot determine whether consent, zoning, a business license, an insurance endorsement, or another approval is required for a particular room.

Take these questions to the right professional: Who has authority to offer the room? What does the master lease say? Is the intended use permitted? Who carries which insurance? Who is responsible for access, common areas, damage, confidentiality risks, and early termination?

The private Bay Area validation pilot

Need a recurring office day—or have one sitting empty?

The exchange has not yet demonstrated market liquidity. Private structured submissions let it test whether real supply and demand overlap by place, weekday, time window, and cost before anyone builds a public marketplace.

No automatic listing: contact details and exact addresses are not published. A possible match becomes an introduction only after both sides consent.

The simulator is a planning heuristic, not legal, real-estate, tax, insurance, accessibility, or financial advice. It does not evaluate a specific lease or room.

You should not have to work this part out on your own.

Once a month: free tools and apps worth having, better ways to run the admin side of a practice, what other California therapists are actually doing, and anything new here that might save you an afternoon.

About monthly. One click to leave. Never sold, never shared. The consent box is separate and unticked because California requires it — and because it should be.
